What Happens When Groundworks Are Done Badly
The consequences of poor groundworks rarely appear immediately. Inadequate sub-base compaction might not show up for 6–12 months, when the first winter's frost heave causes paving to lift and crack. Insufficient drainage may not become apparent until a period of sustained heavy rainfall overwhelms the system. Poor foundation preparation might only show as cracking in walls after two or three years of seasonal ground movement.
In the North East, the most common groundworks failure is drainage. Clay soils across much of Northumberland have very low permeability — water sits in the ground rather than draining away. Without proper land drains, French drains, or soakaway systems, this trapped water causes waterlogged gardens, damp penetration into buildings, and frost heave that damages any hard surfaces.
Compaction failure is the second biggest issue. Sub-base material that isn't compacted in layers settles over time as trapped air pockets compress. The result is sinking — dips in driveways, low spots in patios, and uneven lawn levels. Once settlement occurs, the only fix is to remove the surface, re-excavate, re-compact, and relay. We excavate to the specified depth using appropriate machinery, remove all waste material, and prepare the formation level. Existing services are identified and protected throughout.
Drainage Installation

Sub-Base & Compaction
Type 1 MOT or other specified material is laid in measured layers (maximum 75mm) and compacted with appropriate plant. Each layer is tested for compaction before the next is applied.
Level Verification & Handover

Groundworks: Methods, Materials & Technical Detail
Excavation depths for groundworks depend on the intended use. Pedestrian patios require a minimum 200mm total construction depth (sub-base plus surface). Domestic driveways need 250–300mm. Areas subject to heavy vehicle access require 350–450mm. These depths are measured from the finished surface level, and the excavation must extend beyond these figures to account for the surface material thickness.
Type 1 MOT (Ministry of Transport) specification crushed rock is the standard sub-base material for most groundworks applications. It consists of graded crushed limestone or granite with a maximum particle size of 40mm and includes fine material that binds together under compaction. Type 3 (open-graded) sub-base is used where drainage through the sub-base is required, as in permeable paving systems.
Compaction is achieved using vibrating plate compactors for pedestrian areas and ride-on rollers for larger areas and vehicular applications. The critical factor is layer thickness — no single layer should exceed 75mm after compaction. Attempting to compact a 200mm layer in a single pass leaves the bottom 100mm inadequately consolidated, creating a failure plane that will settle over time.
Drainage systems for residential properties fall into three main categories. French drains (perforated pipe in gravel-filled trenches) intercept and redirect groundwater. Land drains (similar principle, larger scale) address garden-wide waterlogging. Soakaways (underground chambers filled with crate modules or aggregate) provide a dispersal point for surface water collected by channel drains or downpipes.
In Northumberland, clay soils present specific challenges. Clay is expansive — it swells when wet and shrinks when dry, creating seasonal ground movement. Trees within influencing distance (typically equal to the mature height of the tree) can cause significant shrinkage through moisture extraction. Groundworks near trees on clay soils may require deeper foundations, root barriers, or specialist engineering solutions.
For sites with made ground (fill material from previous construction or industrial use), the sub-base specification must account for the inconsistency and potential contamination of the existing material. What happens if you find something unexpected underground?

Can you prepare ground for someone else to lay the surface?

Do you remove and dispose of excavated material?
