    What Professional Restoration Involves

Most driveways in the North East do not need replacing — they need restoring. Under the green film, the moss and the weed growth, the vast majority of block paving, Indian sandstone and concrete driveways we are called to look at are structurally fine. What has failed is the joint sand, the surface film and, on sealed surfaces, the protective coating. Put those three things right and a tired driveway looks close to new for a fraction of the cost of relaying it.

A proper restoration is a four-stage job: kill and remove the organic growth, deep clean the surface with controlled pressure, replace the jointing material, then seal. Skipping the jointing stage is what separates a genuine restoration from a quick wash. Pressure washing inevitably removes the sand from between blocks, and if that sand is not replaced the blocks lose their interlock, start rocking under vehicle loads and let water straight into the laying course.

We carry out cleaning and sealing across Blyth, Cramlington, Bedlington, Whitley Bay, Newcastle and the surrounding areas on block paving, concrete, Indian sandstone, porcelain, imprinted concrete and tarmac. Coastal properties in Blyth, Seaton Sluice and Newbiggin tend to suffer more from salt film and algae; inland properties around Cramlington and Morpeth typically have heavier moss growth on shaded elevations. The treatment is tailored to both the material and the exposure.

This is also the sensible first step before you commit to a new driveway. If you are unsure whether your paving is worth saving, a restoration quote and an honest survey will tell you. We would rather clean a driveway that has ten good years left in it than sell you a replacement you do not need.

How DIY and Cheap Cleaning Damages Driveways

Turbo nozzles held too close to the surface are the most common cause of avoidable damage. A rotary jet at full pressure on a concrete block strips the fine top layer and exposes the coarse aggregate underneath, permanently changing the colour and texture. On Indian sandstone it scars the surface in visible arcs. The damage is not reversible — the only fix is replacement.

Washing out the joints and not replacing the sand is the second problem, and it is the one that causes structural failure. Block paving works by interlock: each block is held by the compacted kiln-dried sand around it. Strip that sand out, leave the joints empty over winter, and the blocks begin to move, the surface becomes uneven and water tracks straight down into the bedding layer.

Sealing over a damp or dirty surface traps the problem underneath. Sealant applied before the paving has fully dried, or over remaining algae spores, produces a milky bloom, patchy sheen and in some cases a coating that peels away in sheets during the first frost. A surface needs to be genuinely dry — usually 24 to 48 hours after cleaning in North East conditions — before any sealer touches it.

Harsh acid cleaners used indiscriminately are the fourth issue. Acid-based products can be appropriate for specific stains on specific materials, but used casually they bleach concrete, etch limestone and sandstone, corrode metal fixings and kill adjacent planting. We select treatments by material and stain type rather than reaching for the strongest chemical available.

Finally, sealing a driveway that has an underlying construction fault simply locks the fault in. If blocks are sinking because the sub-base has failed, no amount of cleaning and sealing will help. We identify that during the survey and tell you plainly, rather than taking payment for a cosmetic treatment that will not last.

    Our Cleaning & Sealing Process

    1

    Survey & Test Patch

We identify the paving material, check for loose or sunken units, assess staining and growth, and clean a small test area so you can see the achievable result before committing.

    2

    Weed & Moss Treatment

Physical removal of established weeds and moss followed by a biocide treatment that kills spores at root level, so growth does not return within weeks.

    3

    Controlled Deep Clean

Rotary flat-surface cleaning at a pressure matched to the material, giving an even finish with no stripe marks, arcs or aggregate exposure.

    4

    Stain Treatment & Rinse

Targeted treatment of oil, rust, tyre marks and lichen, then a full rinse to remove all slurry and residue from the surface and surrounding areas.

    5

    Re-Sanding or Re-Pointing

Kiln-dried sand brushed and vibrated into block paving joints, or fresh pointing mortar to flagged surfaces, restoring interlock and shedding water correctly.

    6

    Drying & Sealing

Once the surface is fully dry, we apply the appropriate sealer — matt, satin or wet-look — in even coats, then leave the driveway protected and ready to use.

    What Restoration Actually Delivers

    A Fraction of Replacement Cost

Cleaning, re-sanding and sealing typically costs a fifth to a tenth of relaying the same area, with a transformation that most people mistake for new paving.

    Restored Structural Interlock

Replacing joint sand stops blocks rocking and moving, which is the difference between a driveway that lasts another decade and one that fails.

    Slip Resistance Restored

Removing algae and lichen eliminates the slippery green film that makes shaded and coastal driveways genuinely hazardous in winter.

    Colour Brought Back

Sealing enhances and stabilises the original colour of blocks and stone, and slows the fading caused by UV and weathering.

    Easier Ongoing Maintenance

A sealed surface resists oil, moss and staining, so routine cleaning becomes a quick wash rather than an annual battle.

    Weed Growth Suppressed

Treated joints filled with kiln-dried sand and stabilised by sealer give weeds nowhere to establish for years rather than months.

    Materials, Sealers, Costs and Timing

Pricing depends on the size of the area, the level of contamination and whether sealing is included. As a guide across Northumberland, a clean and re-sand on block paving typically runs £6 to £10 per square metre, and a full clean, re-sand and seal £12 to £20 per square metre. Heavily mossed, long-neglected surfaces or driveways with extensive oil staining sit at the higher end because the cleaning stage takes considerably longer. Patios, paths and steps are usually priced alongside the driveway as one job, which brings the overall rate down.

Sealer choice matters as much as the cleaning. Water-based acrylic sealers give a natural matt finish, breathe well and suit Indian sandstone and porcelain. Solvent-based sealers penetrate deeper, hold colour strongly and suit concrete block paving. Joint-stabilising sealers bind the kiln-dried sand into a firm matrix, which is the best option for driveways plagued by weeds or by sand washing out in heavy rain. Wet-look finishes are popular but show wear more obviously on trafficked areas, so we usually recommend satin as the practical middle ground.

Different materials need different handling. Concrete block paving tolerates firm cleaning and benefits most from re-sanding. Indian sandstone and limestone are softer and need lower pressure plus careful pointing repairs. Porcelain rarely needs sealing at all — it needs cleaning and correct joint maintenance. Imprinted concrete must be re-sealed periodically because the seal is the wearing surface, and once it fails the pattern begins to degrade. Tarmac cannot be sealed with paving sealers; it takes a bitumen-based restorative dressing instead.

Timing is dictated by the weather. We need a dry surface and a dry forecast for the sealing stage, so the ideal windows in the North East are late spring through early autumn. Cleaning can be done almost any time of year; sealing in damp or cold conditions risks a milky, uneven finish. On a typical domestic driveway the clean is a day, the surface dries for 24 to 48 hours, and sealing takes a few hours on the return visit.

Between professional visits, keep it simple: brush regularly, clear leaves before they rot into the joints, deal with oil drips quickly using a proprietary degreaser rather than a solvent, and top up joint sand if you notice it dropping. Most driveways benefit from a professional clean every two to three years and re-sealing every three to five, depending on exposure and traffic. Coastal properties around Blyth, Seaton Sluice and Whitley Bay usually sit at the shorter end of that range.

    Frequently Asked Questions

How much does driveway cleaning cost in Blyth?

A clean and re-sand is typically £6–£10 per square metre, and a full clean, re-sand and seal £12–£20 per square metre. Heavily neglected surfaces cost more because the cleaning stage takes longer.

How long does the job take?

Most domestic driveways are cleaned in a day. If sealing is included, we return after 24–48 hours of drying to apply the sealer, which usually takes a few hours.

Will pressure washing damage my block paving?

Not when it is done correctly. We use rotary flat-surface cleaners at a pressure matched to the material, which is why the finish is even and the block surface is left intact.

Do I really need the joints re-sanded?

Yes. Pressure washing removes joint sand, and without it the blocks lose interlock and start to move. Re-sanding is the most important structural part of the job.

    How long does sealing last?

Typically three to five years on a driveway, depending on traffic, exposure and the sealer used. Patios and paths generally go longer because they take less wear.

    Will sealing stop weeds completely?

A joint-stabilising sealer dramatically reduces weed growth for several years. Airborne seed can still germinate in surface debris, so occasional brushing keeps it under control.

    Can you remove oil stains?

Most oil staining responds well to poultice and degreaser treatment, especially if it is recent. Deeply soaked older stains may lighten rather than disappear entirely — we will tell you honestly what to expect.

Can you clean Indian sandstone and porcelain?

Yes. Both need lower pressure and different chemistry to concrete blocks. Sandstone usually also needs pointing repairs, and porcelain rarely needs sealing at all.

What time of year is best?

Late spring to early autumn, because sealing needs a dry surface and a dry forecast. Cleaning alone can be carried out at almost any time of year.

My blocks are sinking — will cleaning fix it?

No. Sinking indicates a sub-base or bedding failure, which needs lifting and relaying. We will identify that during the survey and quote for the correct repair rather than a cosmetic clean.
